1. Estimates & authorization
All work requires your written authorization of an itemized scope and estimate before it begins, except emergency mitigation you expressly approve by phone to prevent further damage. Estimates are based on conditions visible at inspection; hidden damage discovered during work will be documented and approved by you before additional work proceeds.
2. Emergency services
Emergency board-up, tarping, and water extraction may be performed on your verbal authorization when delay would cause further damage. You will receive written documentation and itemized charges promptly afterward.
3. Insurance claims
We provide documentation to support your insurance claim, but your policy is a contract between you and your insurer. You remain responsible for payment regardless of claim outcome unless we agree otherwise in writing.
4. Payment
Payment terms are stated in your signed work authorization. Deposits may be required for materials on larger projects. Final payment is due on completion of the agreed scope and your final walkthrough.
5. Access & contents
You agree to provide reasonable access to the work areas. We handle contents with care and document their condition, but we recommend you secure valuables, currency, firearms, and sensitive documents yourself before work begins.
6. Limitation of liability
Our liability is limited to the contract value of the services performed. We are not liable for pre-existing conditions, consequential losses, or delays caused by insurance processing, permitting, or events beyond our control.
7. Website & communications
Calling or submitting the contact form does not create a contractor-client relationship until a work authorization is signed. Estimates and timelines discussed before inspection are preliminary.
8. Changes
